Many homeowners are overwhelmed if you ask them what the right questions to ask a realtor are. It’s common to think that asking generic questions and getting a “good vibe” about a realtor is all you need to do.
Having a good feeling about the person you are considering working with is important, however, you want to make sure you get answers that will let you know if this person is going to make or break the process of selling your home.
So without further adieu, hop on in the #DentonRealtor Express as you take a look at the best questions to ask a realtor when you want to sell your home.
What Is Your Marketing Strategy for Selling My Home?
If you want to drive higher demand, marketing is crucial. If your home is in higher demand, it will attract more homebuyers. The more homebuyer you have will allow you to have a higher selling price in the least amount of time possible.
When someone is looking to buy a home, they have their emotions invested in the process. A great realtor will take this into consideration when coming up with a marketing strategy.
General items that your average realtor will discuss when you ask them about how they are going to go about marketing your home include:
Dealings with portals for real estate such as Redfin, Trulia, and Zillow
Multiple listing service or MLS
List price
Photos
Video
Flyers and brochures
Staging
While all these items are important to discuss, you want to get a more specific idea about their approach.
What Are My Home’s Selling Features?
There are selling features to every home, whether the home is in pristine condition or if it needs a little fixing up. A great realtor will hone in on what the selling features of your home are and make use of them in their marketing strategy.
For example, if you are selling a home that needs some work done to it, its selling features could include:
A lower price, which equals lower property taxes and lower monthly payments.
Giving the buyer the opportunity to get creative with the design of the home.
Who is the Person That is Most Likely to Buy My Home?
This is definitely up there with one of THE most important questions to ask a realtor. The type of potential buyer for your home can depend on many different factors such as:
Price range
Area
Property type
Selling features
And more
A single person buying a condo in downtown Dallas is going to be different than a buyer who has a wife and three kids and is looking for a home in good old lil’d. The same is true for a buyer who is looking for a listing in a retirement community as opposed to a college grad looking to live close to campus.
You don’t want to always put your potential buyers in a box, however, if a realtor tells you that “anyone might buy your home” and they leave it at that - they probably don’t have a good idea of what type of buyer might be interested in your home.
You may still get a really good offer, but this type of approach can have missed opportunities.
What is Your Plan for Marketing to Specific Homebuyers?
If you have a realtor that knows your home's selling features as well as who your most likely buyer will be, chances are they will have a very good idea of how to market to these specific homebuyers.
This is where a great realtor truly excels.
A marketing approach for an older buyer will be completely different than an approach for a younger buyer.
How Well Do You Know the Area?
It’s important that a realtor be extremely familiar with the area the home you want to sell is in. Get an idea of how well they know about things such as the schools in the area and public transportation in the area.
It’s important that they know this kind of stuff so that they can incorporate it into their marketing strategy when targeting possible buyers.
How Many Homes Have You Sold and How Quickly Have You Sold Them?
Any realtor can talk a good game. However, when choosing the right realtor to sell your home, it’s good to stick to the facts. Ask them How many homes they have sold. Particularly ask them how many homes they have sold recently.
You should also ask how quickly they have sold these homes. This way you will get a general idea of how effective they are at selling homes. If you aren’t satisfied with the answers to these questions, then you need to move on to another realtor.
What Accolades Do You Have?
You need to do your homework on a potential realtor. See if there are testimonials from people who have worked with them in the past. Also, check on a realtor's website to see if they have any awards or peer recognition of some sort.
Does the realtor you’re thinking about working with have a good track record?
Knowing these questions and the right answers to them will definitely get you to the right realtor for you!
